Performed routine plumbing maintenance and inspected a potential leak at the downstairs tankless water heater. Found the condensate line broken due to tight original plumbing; reattached it temporarily but recommended a light replumb to prevent further issues. No pinhole or gas leaks were detected, but some supply stops showed signs of slow leaks, and pictures were sent to the client with a replacement recommendation. Both water heaters (10-year-old tankless and 3-year-old electric) lack required thermal expansion tanks, and an estimate was provided. The electric water heater was installed with SharkBite fittings, which we recommend replacing during expansion tank installation. Both units were flushed, with minor calcium buildup found. Water samples were taken to test the home's 2007 filtration system. All fixtures and drains functioned properly after a drain treatment. Repaired a disconnected toilet handle at no cost and noted that the downstairs toilet near the gym rocks heavily, posing a leak risk—recommended pulling and resetting it. Since the client wasn’t home, a maintenance form and summary were sent.
